CoRadius LLC is a partnership between Na’im Gray and Matthew & Christine Sisul and Laura Sisul to fully renovate a nearly-decade-long vacant building in the Princeton Heights neighborhood of the City of St. Louis (5836-50 Macklind Avenue, 63109). The partners have a strong work history of community development in the Metro Saint Louis area, with an emphasis on historic preservation and quality, affordable housing. Their aim is to continue their work and grow with the areas they serve with their future development efforts and investments.
Since 2004, Na’im Gray has consistently been involved in the production and property management of residential housing both as a member of the McCormack Baron Salazar (MBS) family of companies and with a personal portfolio of real estate investments. One of the last few local projects Na’im completed as a member of the MBS team, are two successful local projects Arlington Grove and North Sarah (a HUD Hope VI grant) in North St Louis City.
In 2014 Na’im created Custom Rehabs that was designed to replicate a 203K loan product. This model works with prospective homebuyers to purchase and rehabilitate homes of their choice, with an initial contractual commitment from the buyer. Additionally, Na’im works with start-ups to customize and finish-out commercial spaces for occupancy. A second segment of his business is generated from partnerships with large scaled non-profits to provide consultant level support with grants to plan for redevelopment in their respective areas or wards. The consultative support includes grant writing and managing all aspects of both residential and small commercial projects. Na’im has experience with HOME Investment Partnership, and Neighborhood Stabilization Program, and Affordable Housing Trust Funds and with both rehabilitation and new construction. Na’im also owns a residential portfolio of both multi-family and single-family rental homes in the St. Louis area.
Matthew Sisul spent over a decade working for the City of St. Louis Community Development Administration, serving as a housing analyst from October 2006 to March 2014 and then as a program manager from March 2014 to April 2017. During that time, Matthew was directly responsible for administering federal funding provided to the City from the U.S. Department of Housing & Urban Development, including Community Development Block Grant, HOME Investment Partnership, and Neighborhood Stabilization Program funds. He served as project manager for both for-sale and rental development efforts, representing the City of St. Louis and assuring federal program compliance. His efforts resulted in nearly $50 Million invested in the City, producing approximately 200 historic and affordable homes for its residents. Additionally, as program manager, he re-designed the application process previously used to award project funding through a ward-based allocation system and transitioned the agency towards a competitive, City-wide process currently in use today. This new Notice of Funding Availability method of competitively – but fairly – awarding public subsidies to residential development efforts in the City of St. Louis has been applauded by HUD and is being used as a model process for other participating jurisdictions around the United States. Matthew was recognized by Top 100 Magazine as one of the nation’s top real estate professionals in 2018. And he served as the 24th Ward Committeeman for the City of St. Louis, prior to redistricting & ward reduction.
Matthew and Christine Sisul have been City residents for over fifteen years. With Matthew’s sister, Laura, they own a growing rental portfolio of both residential and commercial properties, all located in the City of St. Louis. Matthew and Christine are currently residents of the Ellendale neighborhood, where Matthew has served as president of the neighborhood association since 2015, and both volunteer for a variety of other non-profit and community organizations serving South St. Louis City. Laura is a resident of the Bevo neighborhood.
Matthew, Christine, and Laura Sisul also own Casey McNulty Group, which serves as the on-site property manager for the building at 5836-50 Macklind and provides a variety of business development & consulting services (such as grant writing and compliance monitoring; real estate development & construction project management; business planning & finance; equity investing).
